Hill Rise, Woodstock

Proposed new community of homes

Hill Rise, Woodstock by Blenheim Estate Homes

Our new development, marketed as Hill Rise, on the edge of Woodstock received planning permission in 2023 (Planning Appeal Ref. APP/D3125/W/23/3315391). The scheme is being build on behalf of the Blenheim Estate by Pye Homes.

The development will deliver 180 new homes (a mix of 2, 3 & 4-bedroom homes) including affordable homes and associated infrastructure, as well as a wide range of open spaces such as allotments and an upgraded play area, in a phased approach.

Phase 1 and 2 Location Plan

Development on Phase 1 of the site (48 homes) began in early 2025 and the show homes and customer areas are now open.

Community Update: October 2026

Thames Water will be completing installation works near to the permissive path (OX20 1AA) between 05/10/2026 – 23/10/2026, as approved by the local authority. Some minor disruption may occur during this period; however we will strive to keep this to a minimum.

The final stage of the roadworks to create the new entrance to the development, are underway. The final works include line painting, after which we expect the traffic flow management to be concluded. Further updates will follow as this progresses.

Community Notice: Road Works Q&A

As part of the delivery of the new community of homes, our contractors are conducting work which may cause some noticeable disruption on the A44.

Do the works have to take place?
In order for the road safety to be improved and for infrastructure to be installed, the works are essential.

Will access to homes and businesses be maintained?
Access to nearby homes and businesses will be maintained throughout the works, although short delays may occur at times due to traffic management.

Will pedestrians be affected?
During part of the works, a temporary footpath diversion will be required and signposted.

Will there be noise or disruption?
Some disruption is unavoidable during works of this type. Contractors will work to agreed standards and aim to reduce noise and disruption as much as possible.

Who is carrying out the works?
The works are being delivered by the site’s appointed contractors and are overseen by Oxfordshire County Council.
