Tenant Christmas Information

Our property team provide a warm welcome and the highest level of care and service to our residential property tenants.

As we approach the festive season and holidays, please note the below repair contact information. This is being provided to help you in the case of an emergency arising. The information does vary depending on the property that you live in so please read the following very carefully.

 

Emergency repairs

The below information is for emergencies only and any other repair issue will be resolved in the New Year for you.  Please continue to report any routine repairs in the normal way to repairs@blenheimpalace.com. In the situation that you do need to raise an emergency repair, please could we ask you to email repairs@blenheimpalace.com so that we are aware of what has happened.

 

Affordable rent properties and shared ownership properties:

For affordable rent homes. If your property is less than one year since it was built, then please use the below numbers.

For shared ownership homes. If your property is less than two years since it was built, please use the below numbers.

If your properties are older than the above period, then please use the numbers below:

Market rent properties:

Reporting repairs

When reporting a repair, please consider if it is urgent or something that can wait. To help you with this please see below some examples of what would be an emergency, and what would not.

Please be aware that if your issue is not deemed to be an emergency and the out of hours service is used, then there may be a cost involved for you. 

 What is an out of hours emergency?  

  • Serious water leaks where the leakage cannot be contained until the next working day  
  • Damaged caused because of break-in which would compromise the security of the property and contents. You must report such an incident to the police and obtain a crime reference number  
  • Lock malfunction if no alternative access or egress. Please be aware, if the locksmith attends and decides that there is nothing wrong with the lock, you may be charged for their call out
  • Serious structural damage 
  • If you smell gas, please call Transco on: 0800 111 999  

 

What is not an emergency?  

  • Normal central heating and boiler issues. These should be reported the next working day.  We understand it can be very cold over the winter months. In the situation that you do have a problem we will do our best to arrange for it to be fixed for you over the Christmas period

If you or a member of your household is considered vulnerable, please raise this as an emergency.

  • Appliance breakdowns – e.g washing machines, ovens etc. These should be reported the next working day
  • Tenants have locked themselves out – this is not Landlord responsibility. Tenants should contact a locksmith themselves and then arrange for the correct number of new keys to be supplied to the Estate Office. Spare keys are only available for tenants to borrow during the normal office hours Monday - Friday, 9.00 – 17.00
  • Normal wear and tear maintenance, condensation, damp issues, pests (mice etc)

Over the Christmas period our opening hours will be:

Friday 23rd December – Open as usual

Monday 26th December – Closed

Tuesday 27th December – Closed

Wednesday 28th December – Open (with reduced staff)

Thursday 29th December – Open (with reduced staff)

Friday 30th December – Open (with reduced staff)

Monday 2nd January – Closed

Tuesday 3rd January – Open as usual
