We had nearly 100 responses which will be invaluable for us and the wider project team to consider as the plans are further progressed. It is our intention to submit an outline planning application for Banbury Road and a hybrid (part full planning and part outline planning) application for Hill Rise.
It would not be practicable to respond here to each individual comment, however there were some key themes.
As general comments (rather than specifically referring to either site) there were three key themes resulting from the consultation: pressure on services, positive comments regarding the amount of green spaces and more clarity being sought on footpaths.
Pressure on services and infrastructure
With the extensive work undertaken by Community First Oxfordshire last year we have a good appreciation for the needs of the town. Once the planning applications have been submitted we will be working closely with Woodstock Town Council, West Oxfordshire District Council and Oxfordshire County Council to provide funding or solutions towards the essential infrastructure and services identified.
Green Spaces
We are pleased the amount of green spaces within the developments has been appreciated. We are hoping to provide two fantastic developments and the green spaces within these developments will be beneficial for the new residents and existing Woodstock residents.
Public footpaths
Since the consultation event concluded numerous discussions have been held and proposals to improve the connectivity of these parts of the town are being reviewed. Further detail on the footpaths and connectivity will be provided with the planning applicant.
We are grateful for the comments and the ongoing engagement with the town and it’s residents. We remain open to further discussions now and once the planning applications have been submitted.
Safety of the A44
We will continue to work with Oxfordshire Highways to consider any alterations/interventions that are required by OCC resulting from this development.
Operation of the parking barns
It is in the intention that each property will be provided with a parking space on or in close proximity to each property. The spaces within the barns will provide additional resident parking thereby reducing the impact of cars on the street scene. The barns will be managed by the management company overseeing the communal areas within the development.
Retention of the football pitch
We have understood the comments made by residents and will retain the football pitch. It might necessary to alter the position of the pitch slightly but our landscape architects are reviewing this alongside other comments.
Highways and Access
Our highway engineers continue to liaise with Oxfordshire Highways to ensure safe access to the development is achieved.
Proximity of new development to existing housing
The planning application due to be submitted will be in outline which provides limited detail on the exact positions of each new home but this point will be considered in more detail during the full planning stage.
